Preparing Your Home For Sale

Buying a home is typically one of the biggest purchases someone makes in their lifetime, so it makes sense that selling a home is just as big of a deal. Properly preparing your home for sale can mean the difference between a quick sale or one that drags on forever.
Over the years I’ve been fortunate enough to sell several homes myself as well as help others prep their homes for sale. The follow list is what I believe is the proper way of preparing your home for sale.
- Clean, Clean and then clean some more
As they say cleanliness is next to godliness. Make sure to get all the spots that are high up. Get the tops of door trims, fan blades, refrigerator, the big china cabinet in the dining room. Clean everything and be thorough. Start from your front door and really be critical and honest with yourself.
- Check for Smells
It’s remarkable how we can get used to smells in our home. The cats, dogs, well water, perfumes, etc, they all have distinct smells that can turn off a prospective buyer. Make sure to sanitize your home for distinct smells and the day of the showing, bake some cookies, not bacon.
- Clean the Clutter
We all love our brick-brack. Large, small and everything in between. The problem is that not everyone is going to like the same things. You want buyers to focus on your homes features, not clutter or piles of clothes, shoes or mail.
- Let the Light Shine
Make sure to open up all your windows. Natural light adds a certain glow to a home. A room that is well lit appears larger and more appealing.
- Close the toilet
Funny thing, but true. Go ahead and try it. Take a picture of your bathroom with the toilet seat up and then with it down. You tell me which shows better.These are just a couple of things you can do to prepare your home for sale. Bottom line, when you show your home to a buyer, make sure its clean, not cluttered and ready to move-in. A buyer might or might not mind having to do some upgrades or repairs, but realistically if your trying to sell your home for the best price, make sure that all the details are covered and that is move-in ready.Of course, if you need some help in preparing your home for sale, I’m your guy.
